Photography Tips

Maximize your Home Tour's potential by utilizing the following photography guidelines! You may print this form and keep it with you to refer to when taking property photos.

  1. For convenience, digital cameras are recommended. In any case, your pics must be saved as a JPEG (.jpg), 72 DPI (Dots Per Inch) resolution, and a 640 x 480 pixel dimension, originally acquired at that setting or greater! The smaller the setting, (example 320 x 240) the smaller your final image will be. If you acquire the image on a lower setting, and then enlarge it, it will not look correct, but you can shrink it down to the proper size if it is taken at the larger, and higher quality setting! Most digital cameras have a 640 x 480 setting already built-in! If you are in the market to buy a camera, we can recommend one for you.
  2. A wide-angle lens works much better for Real Estate photos. Use it indoors and out. Close ups will not look right unless you are trying to highlight one feature. A digital camera with a zoom lens is ideal.
  3. Take HORIZONTAL PHOTOS ONLY! Verticals will reduce your final image size to about one fourth! You want to fill up the screen and show the property at it's best! Remember, TV and computer screens are not vertical!
  4. REMEMBER WHAT YOUR SUBJECT IS! It's the house and the features of the house, not part of a bedpost, or a sofa. Show as much of the room as you can, or the part you feel is of importance. What do you want people to notice? Which features do you believe will help sell the property?
  5. Center your subject! For example, be careful not to leave too much sky, or too much lawn on the frontal exterior shot. Make your feature the center of attention, and the center of the picture!
  6. Avoid shooting directly into the sun, or directly into a large unshaded window. It can cause objects in the foreground to appear dark and unrecognizable.
  7. Make sure the area is clean. If you need to pick up a bag or toy, do so!
  8. A 30-second tour is much nicer if 6 views and up to 8 pictures are used. Be sure to coordinate the features on the form with the 6 views. (See features section on form instructions) Show your listing to its best ability!
